What we see on Ashland houses

The 1980s built more of Ashland than any other decade: 1,586 of the town's 8,094 homes, with the 1990s adding another 1,083. Put together, a third of the town went up in those twenty years. ACS puts the midpoint at 1984.

Houses from that period are now thirty-five to forty-five years old, which is a specific and well-understood stage. The siding is usually sound. The original trim has been coated two or three times and the joints have opened. Window perimeters have been caulked and recaulked. This is the age at which a repaint either includes carpentry or stops lasting.

Only about thirteen percent of Ashland predates 1940, so lead is a question on a minority of houses rather than the default. The 1970s added 1,050 units, which straddles the 1978 line and is where it is worth checking rather than assuming either way.

About seventy percent of the housing is single-family and roughly seventy-seven percent of households own rather than rent — a slightly higher rental share than the towns west of here, and a quarter of the stock built since 2000.

What to watch for on a Ashland house

  • Colour, which Ashland voters decided. A bylaw to create a local historic district went to the Annual Town Meeting on 7 May 2025 and failed 111 to 66 - short of the two thirds it needed. So there is no Historic District Commission here and nothing reviews what you paint. One warning, because it caught us too: a Historic District Design Review Guidelines document is still published on the town's site and reads as though a district exists. It is marked preliminary, still carries unfilled placeholders, and was written for the bylaw that then failed. We have not been able to confirm the 2026 Town Meeting records, so if this matters to you the Town Clerk can settle it in a minute.
  • The demolition-delay bylaw, which Ashland does have and which was tightened in 2022. It now covers any building 70 or more years old on a rolling basis rather than a fixed pre-1940 date, and the delay runs twelve months rather than the previous nine. Painting does not touch it; replacing substantial original exterior fabric on an older house might.
  • Trim joints on the 1980s cohort, which is the single biggest group of houses in town. These fail at the mitres and the end grain rather than across the face, so an elevation can look sound from the driveway while the corner boards are open at the bottom.
  • Window perimeters. Thirty-five-year-old sealant has usually been overcoated at least once, and overcoated sealant hides failure rather than fixing it. Cutting it out and replacing it properly is unglamorous and it is where the water was getting in.

How far Ashland is, and what that means

Ashland is about 9.9 miles from Northborough — about 25–30 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.

Why Ashland homeowners hire one company for both

The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.

Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.

One crew, one schedule, one company answering for the result.

Questions

Painting in Ashland — common questions

How much does it cost to paint a house in Ashland, MA?

There is no honest flat rate — the price turns on the size of the house, the condition of the existing paint and wood, and how much repair is needed underneath. In Ashland the median home dates from 1984, and on a house of that age the prep is usually what moves the number rather than the square footage. What we promise is a free on-site visit and a written, itemized, fixed price you can compare line for line against any other quote.

Do you actually serve Ashland?

Yes. Ashland is about 9.9 miles from our shop in Northborough, which is normal working distance for us — regular scheduling, no travel surcharge, and we come back for touch-ups without making it a production.

Is lead paint likely in a Ashland home?

Less likely than in most of the region — 43% of Ashland's housing predates 1980, so a majority of homes here were built after the 1978 rule. It still depends on your specific house, which is one of the first things we establish at the estimate.

Question not here? Ask it on the phone.

Can you repair rotted wood on a Ashland home, or just paint it?

We do both. EA Paint & Light Carpentry, Inc. is a painting and light carpentry company, so rotted sills, fascia, soffits, corner boards, clapboard and porch parts get replaced by the same crew, on the same estimate. You do not have to find a separate carpenter and wait.

Are you insured to work in Ashland?

Yes. EA Paint & Light Carpentry, Inc. is a registered Massachusetts corporation carrying liability and workers' compensation insurance, and we send the certificate before the job starts.
