What we see on Framingham houses
Framingham is the one city in our radius where nearly half the housing is rented. Forty-five percent of occupied units here are renter-occupied, against about thirty-nine percent across Middlesex County and thirty-seven percent statewide. That changes who calls us and why: a lot of the exterior work here is a landlord with a turnover window and a date, and a lot of the interior work is a unit that has to be ready by the first of the month.
What it does not change is the house type. Framingham is about fifty-two percent single-family detached — slightly more than the county, not less — plus eleven percent in two-to-four-unit buildings. The two-and-three-deckers are their own job: three floors of trim, one set of staging, and porches that take more weather than any other part of the building.
The median Framingham structure went up in 1966, and roughly seventy-three percent of all units were finished in 1979 or earlier. The EPA's own figures put likely lead-based paint at 87 percent of homes built before 1940 and 69 percent of those from 1940 to 1959 — bands that cover a large share of this city. On anything from those years we work lead-safe by default.
Saxonville is the clearest example of why no single approach fits every Framingham house. More than half the homes in that National Register district are mill workers' housing built between 1823 and 1887, wood-framed and modest, and the nomination itself notes that many have since been covered in artificial siding to cut maintenance. Stripping back to what is actually under there is sometimes the whole job.
What to watch for on a Framingham house
- Porches and three-deckers. Framingham has around 3,170 units in two-to-four-unit buildings, and the porch is where those fail: horizontal surfaces, foot traffic, and railings that trap water at every joint. Paint is the last step there, not the first.
- Artificial siding over original wood. The Saxonville nomination records houses re-sided to reduce maintenance. That siding hides whatever was happening underneath, which is usually fine and occasionally is not. We look before we quote.
- Local historic districts — but not for the reason people expect. Framingham has seven of them, and the Historic District Commission's own guidance is explicit that its jurisdiction does not include paint and roof colours, and that owners may make ordinary repairs such as painting without its oversight. What the districts do prohibit is synthetic replacement: aluminium and vinyl siding and windows are not allowed, and wood trim should be retained or replaced in kind. So the paint is yours to choose; the carpentry is not.
- The 125-foot wetland buffer. Framingham's own bylaw sets its buffer zone at 125 feet from a resource area, wider than the 100 feet under state law, and requires a filing for activity inside it. It rarely affects a repaint, but it shapes where washing runoff, staging and debris can go on a lot that backs onto water.

Lead paint and the age of Framingham housing
Roughly 77% of Framingham's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Framingham is, and what that means
Framingham is about 10.8 miles from Northborough — about 25–30 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.
Why Framingham homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
