What we see on Boylston houses
Boylston is a 1970s town with an eighteenth-century centre attached. The median house here went up in 1977, and the two biggest building waves were the 1970s and the 1950s — so most of what we paint is a split-level, a raised ranch or a colonial with forty to seventy years of paint already on it.
Eighty-five percent of units here are single-family homes, and seventy-nine percent are owner-occupied. That shows up in the work: these are houses people have lived in long enough to have opinions about, where the last two or three repaints are still stacked on the trim and the question is whether the next coat goes over them or whether something has to come off first.
About two-thirds of Boylston's homes were finished in 1979 or earlier, which puts them in the pre-1978 window where the EPA's Renovation, Repair and Painting rule applies to anything that disturbs paint. Boylston's own Master Plan says the same thing in plainer words: the older stock may carry lead paint, asbestos and lead pipes. On a house that age we assume lead until it is ruled out, and we contain the work rather than sanding into a breeze.
New building is slow and small — roughly twenty units a year, almost all single-family, in pockets like Compass Pointe and the ranch condominiums at Lilymere Estates. Those are the houses still on their first or second coat, where the job is maintenance timing rather than repair.
What to watch for on a Boylston house
- Shade. Two-thirds of Boylston's land is under tree cover, and a wall that never gets direct sun stays damp longer after rain. Damp north and east elevations are where mildew comes back first and where a coat that went on fine in July starts failing by the second spring.
- The 1970s cohort is at the age where trim, not siding, decides the job. Sills, rake boards and the bottoms of corner boards are usually the first things to go soft, and painting over soft wood buys you one season.
- Houses inside the Boylston Center Historic District. The district was designated in 1979 and covers twenty-one inventoried properties around Main, Central, Church and School Streets, with buildings dating from 1745. Changes to exterior architectural features go through the Historic District Commission. We have not been able to read the town's own bylaw on whether repainting in the existing colour is exempt, so if your house is in the district, call the Commission before you commit to a colour change — that is a five-minute call that can save a month.
- Water setbacks. The local wetlands bylaw requires a permit for work within 100 feet of a wetland or 200 feet of a perennial stream, and more than two-thirds of the town sits inside the state's Watershed Protection Act area around the Wachusett Reservoir. It rarely touches a repaint, but it does shape where staging, washing runoff and debris can go on a lot that backs onto water.

Lead paint and the age of Boylston housing
About 57% of Boylston's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Boylston is, and what that means
Boylston is about 4.2 miles from Northborough — about 15–20 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.
Why Boylston homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
