What we see on Shrewsbury houses
Shrewsbury's biggest building decade was the 1990s — an estimated 3,179 homes went up between 1990 and 1999, more than in any ten years before or since. The 1980s and 1970s are close behind. That makes the median Shrewsbury house a 1979 build, and it means a very large share of this town is now hitting the age where the original exterior finish has been recoated two or three times and the substrate underneath starts deciding the job.
Two-thirds of the housing is single-family detached, but Shrewsbury has something most towns around it does not: roughly 1,239 townhouse-style attached units. Those have shared walls, shared schedules and usually an association with an opinion about colour, so they get quoted and sequenced differently from a standalone house.
At the southern end, around Lake Quinsigamond and Route 20, Edgemere is its own problem and its own pleasure. The town's own Master Plan describes it as modest lakeside cottages built in the interwar years, now slowly turning into larger year-round homes through renovation and teardown. An interwar cottage that has been added onto twice has three generations of trim on it, and the three do not always take paint the same way.
Older, modest homes near the centre — the Master Plan dates most of them to the interwar era and the 1950s — are the other end of the range. Those are the ones where we expect to find real carpentry behind the paint rather than just weathering.
What to watch for on a Shrewsbury house
- Lake-adjacent houses. Shrewsbury has about 877 acres of wetlands and the Lake Quinsigamond shoreline, and anything sitting in that humidity holds moisture in the siding far longer than a house up on Route 9. Mildew and early film failure on the water-facing elevation are the normal result, and the answer is in the wash and the primer, not in a thicker topcoat.
- The 1990s cohort's trim details. Houses from that decade were built fast and often with finger-jointed trim and composite corner boards. Those fail at the joints rather than across the face, which is why a wall can look fine while the corner boards are opening up.
- Houses inside the historic district. Shrewsbury declared its district locally in 1972; it runs north of Main Street around the Town Common and the First Congregational Church. Exterior work there goes through a Certificate of Appropriateness, and the town's own form has review categories specifically for roofing and siding. We have not been able to confirm from the town's published bylaw whether paint colour alone is reviewable, so check with the Commission before a colour change.
- Interwar cottages that have been added to. The original section, the 1960s addition and the 2010s addition will have different substrates and different paint histories. Treating them as one surface is the usual reason a repaint looks uneven within two years.

Lead paint and the age of Shrewsbury housing
About 52% of Shrewsbury's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Shrewsbury is, and what that means
Shrewsbury is about 4.4 miles from Northborough — about 15–20 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.
Why Shrewsbury homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
