What we see on Westborough houses
Westborough is only about half a town of houses. Roughly fifty percent of the 8,342 units are single-family detached, and close to a third sit in buildings of five units or more — an unusually high share for a town this size. Owner-occupancy is around sixty-two percent, lower than the towns immediately around it. So a real part of the work here is an association, a landlord or a condominium board rather than a single homeowner.
The housing went up in two big pushes, the 1970s and the 1990s, and the two are close enough in the Census estimate that neither can really claim to be the biggest. The midpoint sits at 1976. What that means on the ground is a lot of houses hitting their third repaint at roughly the same time, and a lot of 1990s subdivisions now old enough that the original trim and caulk are done.
The town's own open space plan traces where those subdivisions came from: the first developments along Lyman Street at Shepherd Road and Chauncy Circle, then in the 1950s a spread toward the Grafton line as the Aronson Cattle Farm, Vinal Hill Dairy and McTaggart Orchard were built over, and later Quick's Orchard becoming The Ridings and Orchard Hill. Through the 1990s the town averaged eighty-eight single-family permits a year, peaking at 151 in 1995.
About one house in eight predates 1940, concentrated in the West Main Street area, where the National Register nomination describes dwellings built between 1795 and 1900 almost exclusively in timber or wood frame, put up by local carpenters and housewrights. The shoe workers of the 1870s and 1880s built on Blake Street, laid out around 1875. Those are the houses where the prep is the job.
What to watch for on a Westborough house
- The construction-hours bylaw, which is the one that actually changes our day here. Westborough limits construction operations in or next to residential areas to Monday through Saturday, 8:00 AM to 6:00 PM, with on-site activity from 7:00 AM — 8:00 AM on Saturdays — no equipment started or idling before 7:00, and nothing on Sundays or state and national holidays. It is a reasonable rule and we plan around it, but it does mean an exterior job here cannot be compressed into weekend work.
- Colour, which for a house is nobody's business but yours. Westborough's historic districts are National Register listings, and those do not control what colour you paint. The town does have a Design Review Board that lists materials, textures and colour among its criteria — but it applies only outside residential districts, within 2,500 feet of the downtown Rotary, and its reports are advisory and cannot hold up a permit on their own. If you own a storefront downtown that is worth knowing. For a house in a residential zone it does not apply.
- The demolition-delay bylaw, which here is stricter than in most neighbouring towns. It covers structures built before 1950, counts removing more than a quarter of a building's floor area as demolition, and allows a 270-day hold if the Commission finds the building significant. A repaint is not demolition, but a large-scale trim or porch replacement on a pre-1950 house is worth checking first.
- Water, which is everywhere here. The town's own wetlands bylaw goes beyond the state act: 100 feet from resource areas, 200 feet from perennial rivers and streams, and ponds regardless of size. Westborough is where both the Assabet and the Sudbury Rivers start. It affects where washing runoff and materials can sit, not whether the job can happen.

Lead paint and the age of Westborough housing
About 57% of Westborough's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Westborough is, and what that means
Westborough is about 4.2 miles from Northborough — about 15–20 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.
Why Westborough homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
