What we see on Hudson houses
Hudson reads as two towns stacked on each other. About a quarter of the housing predates 1940 — the largest single age group here — and it sits in the older neighbourhoods near the Assabet River, where the town began as the village of Feltonville and where seventeen shoe-related industries were running by 1860. Then came the 1960s, Hudson's busiest building decade, when the highway improvements arrived and the town grew outward.
The town's own Housing Production Plan describes the stock as largely older, modest single-family homes on small lots, a significant portion built before 1940, and says you can see it in the character of the residential neighbourhoods. That is an accurate description of the work too: small lots mean close neighbours and tight staging, and modest older houses mean the prep decides the outcome.
On 4 July 1894 a fire that started at a factory by the mill pond destroyed more than forty buildings in the heart of town, which was then rebuilt. That is why downtown Hudson has the coherent late-Victorian look it does, and it is also why the historic district's design guideline period runs from 1870 to 1955.
The median Hudson house dates to around 1970, and a little over half the units are single-family detached. The rest is mixed — around 730 units sit in buildings of fifty or more, most of the larger rental developments having gone up in the 1980s, and about three quarters of households here own rather than rent.
What to watch for on a Hudson house
- Repainting inside the Silas Felton Hudson Historic District, which is the thing that genuinely surprises people here. Hudson's Commission reviews exterior paint colour: its rules list repainting among the changes needing approval, and a Certificate of Appropriateness application must include paint colour samples. The bylaw's ordinary-maintenance exemption covers work that does not change colour, so a like-for-like repaint appears not to need a certificate while a colour change does — that is our reading of the bylaw text, not a statement by the town, so confirm it with the Commission. Review reaches only what is visible from a public street, and the Commission has 60 days to act before approval is granted by default.
- Small lots. The town describes its older neighbourhoods as modest homes on small lots, and that changes the day rather than the finish: less room for staging, closer neighbours, and more care with overspray and washing runoff than a house set back on an acre needs.
- The 25-foot No Disturb Zone. Hudson's wetlands bylaw sets a 100-foot buffer and a 200-foot riverfront area, with a 25-foot zone where no work is permitted without Conservation Commission approval. It does exempt maintaining and repairing existing buildings, provided the footprint does not expand, no heavy equipment or excavation is needed, and nothing is stockpiled inside the 25 feet. On a lot near the Assabet that last clause is the one that matters — it is about where the materials sit, not whether you can paint.

Lead paint and the age of Hudson housing
About 60% of Hudson's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Hudson is, and what that means
Hudson is about 6.8 miles from Northborough — about 15–20 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.
Why Hudson homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
