What we see on Hopkinton houses
Hopkinton is the newest town we work in, and that single fact reorganises everything. The median house went up in 1990. About a third of the housing stock — 2,282 of 6,936 units — has been built since 2000, with the 2010s alone adding 1,471 homes, more than any decade in the town's history. Only about 36 percent predates 1980.
So the work here is rarely restoration. It is first and second repaints, and the thing that decides the outcome is timing rather than technique. A house finished in 2005 is now twenty years old: the caulk at every joint has opened, the factory finish on the trim has chalked, and the south elevation has done twenty summers. Caught at that point it is a prep-and-coat job. Left another five years, the trim is a carpentry line on the estimate.
Eighty-four percent of units are single-family and eighty-seven percent are owner-occupied, the highest combination in our radius after Southborough. These are people's own houses, on their own schedules, and the conversation is usually about how long the next coat should last rather than about getting a unit ready.
There is an older Hopkinton underneath — about 682 homes predate 1940 and another 852 went up in the 1970s — but it is the minority here, which is the opposite of most towns around us. On those, we work lead-safe and expect real carpentry. On the rest, we expect sound wood and a timing decision.
What to watch for on a Hopkinton house
- Colour, and Hopkinton splits it by district. The town has three local districts and two separate commissions. In the Hopkinton Center and 76 Main Street districts the bylaw excludes from review only the colour of paint when a structure is repainted its existing colour or white - so any other colour change needs a certificate. In Woodville the exclusion is total: colour of paint is simply outside the commission's reach. The bylaw text we worked from is the town's 2019 general bylaw book, which is the most recent complete version published, so for a significant colour change it is worth confirming nothing has changed since.
- Construction hours, which bar contractors on Sundays entirely. Hopkinton allows outdoor construction 7:00 a.m. to 7:00 p.m. Monday to Friday and 8:00 a.m. to 4:00 p.m. on Saturdays, with nothing on Sundays or holidays. There is a carve-out letting an owner work on their own home on a Sunday - but it does not extend to a hired crew, so we cannot use it.
- Builder-grade trim reaching the end of its first life. The 1,471 homes built in the 2010s and the 681 from the 2000s mostly carry finger-jointed or composite trim with a factory coating. That fails at the joints and at the end grain, not across the face, so a wall can look perfectly fine while the corner boards and casings are opening up. It is cheap to fix at the right moment and expensive to ignore.
- Caulk, which on a young house is almost the whole story. Twenty-year-old sealant at window perimeters, trim-to-siding joints and butt joints is where water gets in. Replacing it properly is unglamorous and it is most of what makes a repaint last.
- South and west elevations on open lots. Hopkinton is 26 square miles with plenty of newer subdivisions on cleared land, which means more direct sun on more wall than an older shaded street gets. Sun-facing elevations age at a different rate from the rest of the house, and sometimes the honest recommendation is to do those on a shorter cycle.
Where these numbers come from

How far Hopkinton is, and what that means
Hopkinton is about 8.7 miles from Northborough — about 25–30 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.
Why Hopkinton homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
