What we see on Marlborough houses
Marlborough has the oldest single block of housing in our whole service area. About 3,590 units here — roughly a fifth of the city — were finished in the 1930s or earlier, which is more than any single decade since. The median structure dates to about 1974, but that median hides a city built in two very different pushes: a shoe-manufacturing town in the nineteenth century, then a suburban and commercial build-out from the 1960s through the 1980s.
That nineteenth-century layer is specific and it is still standing. The shoe manufacturers built clusters of modest worker housing — small cottages with a minimum of Italianate or Queen Anne detailing around the Howe Street area, multi-unit blocks on Devens Street, and a six-unit, two-and-a-half-storey block at 68 Elm Street from 1881. Those are wood houses with a hundred and forty years of paint on them, and the prep is most of the job.
The rest of Marlborough is not a town of single-family houses the way Sudbury or Boylston are. Only about half the units are single-family, around seventeen percent sit in two-to-four-unit buildings, and close to three in ten are in buildings of five units or more. Roughly fifty-six percent of households here own rather than rent — so a good share of what we paint here is a landlord's building rather than an owner's house, and the scheduling question is different.
Triple-deckers exist but are not the local type. The city's own architectural survey describes duplexes and double-houses as the common modest form, with only scattered three-deckers built through the 1920s. Most of the multi-unit work here is a two-family or a small block, not a Worcester-style three-decker.
What to watch for on a Marlborough house
- The Monument Square Historic District. Marlborough does have a local historic district, adopted under Chapter 40C, with a Historic District Commission that reviews changes affecting exterior architectural features. The ordinance lists exemptions, and we have not been able to read that list — so unlike Sudbury or Framingham, we cannot tell you from here whether paint colour is reviewable. If your house is in or near Monument Square, check with the Commission before choosing colours. It is one call and it settles the question.
- Two-families and small blocks. A duplex is not simply a bigger single-family: there are two sets of expectations, sometimes two owners, and almost always a porch or an entry stair taking more weather than anything else on the building. Those get quoted and sequenced as their own job.
- Water setbacks. Marlborough has no local wetlands ordinance — the Conservation Commission enforces the state act, requiring a permit within 100 feet of a wetland or 200 feet of a river, and applies a city policy prohibiting work within 30 feet of a wetland. On a lot backing onto Lake Williams or Fort Meadow Reservoir, that shapes where washing runoff and debris can go.

Lead paint and the age of Marlborough housing
About 60% of Marlborough's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Marlborough is, and what that means
Marlborough is about 5.4 miles from Northborough — about 15–20 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.
Why Marlborough homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
