What we see on Sudbury houses
Sudbury is about as single-family as a Massachusetts town gets. Roughly eighty-four percent of the housing is detached and another eight percent attached, which puts around ninety-two percent of the stock in single-family form, and close to ninety percent of households here own rather than rent. Almost everything we quote here is somebody's own house, on a lot measured in tens of thousands of square feet.
That lot size is not a detail. Single Residence A, with a 40,000 square foot minimum, covers seventy percent of the town, and the boundaries have barely moved since 1958. In practice it means long approaches, mature trees close to the house, and elevations that no truck can park near — all of which affect how a job is staged rather than how it is painted.
The median Sudbury house dates from 1977, but the real mass of the town is older than that: about 1,073 homes went up in the 1950s and 1,200 in the 1960s, together roughly a third of everything. Only about six percent predates 1940. So the typical Sudbury job is a sixty-year-old colonial or ranch that has been painted several times, where what matters is what the previous coats are doing rather than what the original builder used.
Underneath that sits a genuinely old layer: the town's inventory records 297 buildings from before 1946, including 58 from the eighteenth century. Those are concentrated in the historic districts, and they are a different kind of work — hand tools, slower prep, and a commission to answer to.
What to watch for on a Sudbury house
- Colour, if you are in a historic district — and this one is unusually specific. Sudbury's Historic Districts Commission guidelines state that painting a house white, with black shutters, does not require approval. Any other exterior colour should be historically appropriate and goes through a Certificate of Appropriateness. Routine maintenance is excluded, and only features visible from a public way are reviewed. So the answer to "do I need permission" genuinely depends on which colour you pick.
- Trees. Sudbury was open farmland into the mid-twentieth century and the woodlands have grown back since; the town names that returned woodland as part of its character. Lovely to live with, hard on north elevations — branches touching siding and canopy over a roof keep a wall damp long after the rest of the house has dried.
- The 1950s and 1960s cohort. These houses are old enough to have real paint history and young enough that nobody treats them as historic, which is where the surprises live: original trim buried under four coats, and sills that have been filled rather than replaced.
- Wetland setbacks, which are wider here than state law. Sudbury's own bylaw gives full protection to upland within 100 feet of a wetland and 200 feet of a river or stream, and the Sudbury River, Hop Brook, Pantry Brook and Landham Brook all run through town along with well over a hundred vernal pools. It affects where washing runoff and debris can go, not whether you can paint.

Lead paint and the age of Sudbury housing
About 56% of Sudbury's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Sudbury is, and what that means
Sudbury is about 12.2 miles from Northborough — about 35–45 minutes out. That is a normal working distance for us and it is free to have someone come and look. The crew is on site for a full day rather than dropping in, which suits whole rooms and whole elevations better than an hour of touch-up.
Why Sudbury homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
