What we see on Northborough houses
Northborough is our home town, so this page is the one we can least afford to get wrong. The midpoint of the housing stock sits right around 1980 — stable across two consecutive Census releases — and about four in five homes are owner-occupied. Three quarters of the units are single-family detached, on an average lot of about an acre.
The town doubled and doubled again after the war. Population went from 2,382 in 1940 to 10,561 by 1975, dwellings from 743 to 2,662, and the town itself credits Route 20, Route 9 and the arrival of Interstate 290 in the early 1970s for turning an agricultural community into a commuter one. Northgate, Pine Haven and Crestwood were among the largest developments. Those houses are now forty to seventy years old, which is the age where the trim and the sills start deciding the job.
Underneath that is an older layer: about 690 homes predate 1940, a little over one in ten, and another 810 or so went up in the 1950s. Along Main Street — the old Boston Post Road, the stretch the town used to call its Gold Coast — and in the former mill villages of Woodside, Chapinville and Assabetville along the Assabet River, that older stock is where we expect real carpentry rather than weathering.
The 1980s is the largest single construction decade in the Census estimate, though the 1970s and 1990s are close enough that the figures overlap. In practice it means a very large share of Northborough is reaching its third or fourth repaint at the same time.
What to watch for on a Northborough house
- The scenic road bylaw, which catches more painters than the historic district does. Twenty-seven Northborough roads are designated scenic — Church, Whitney, School, Summer, Pleasant, Howard, Brigham, Hudson and twenty more — and within the right-of-way on those roads, removing even one tree or trimming major branches needs review, as does taking out more than fifteen linear feet of stone wall. If a branch has to come off to reach a wall, that is a conversation before the ladder goes up, not after.
- Paint colour, which here is explicitly not the Commission's business. Northborough's bylaw lists what the Historic District Commission's authority does not extend to, and items four and five are the colour of paint and the colour of roofing material. The town restates it plainly in its preservation plan. That is the opposite of Hudson next door, where repainting needs a certificate and colour samples. Worth confirming with the Town Clerk before a big colour change, since the published text carries a 2015 revision date, but as published, colour is yours.
- The demolition-delay bylaw, if a repaint turns into replacement. Any demolition permit for a structure a hundred years or older goes to the Commission, which has thirty days and a hearing to decide significance; a finding of significance holds the permit for 180 days. Painting is not demolition — but replacing a porch or a long run of original trim on a pre-1926 house can start to look like it.
- Wetland setbacks, which are layered here. The state's 100-foot buffer applies, and Northborough's own bylaw adds a 25-foot no-disturb setback and a 35-foot no-structure setback. On a lot near the Assabet it decides where staging, washing runoff and debris can sit.

Lead paint and the age of Northborough housing
About 50% of Northborough's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Northborough is, and what that means
Northborough is home. It is where the company is registered and where most of the work is.
Why Northborough homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
