What we see on Lancaster houses

Lancaster carries its age unevenly. Around 591 of its 3,025 homes — one in five — were already standing in 1939, and those are the houses that define how the town looks from the road. But more than a quarter of the stock has gone up since 2000, which is a higher share of new building than most of its neighbours.

The practical effect is that there is no single Lancaster job. The pre-war houses want slow, careful preparation and usually turn up carpentry. The post-2000 houses want sealant and trim attention and nothing else. A contractor who treats them the same gets one of them wrong.

The middle decades are thinner here than in the post-war suburbs south of us — Lancaster did not get the 1950s and 1960s wave that reshaped towns like Holden or West Boylston. the midpoint of the housing stock sits at 1976, but as in Stow that midpoint sits between the two real groups rather than describing either.

The town is large, rural and sparsely built, so lots are generous and houses sit back from the road. Access, staging and tree clearance are planning questions on most jobs here.

What to watch for on a Lancaster house

  • Colour, which is yours, and the town decided that twice. A local historic district for Center Village went to Town Meeting in 1987 and again in October 2007, when it failed 81 votes to 130. So Lancaster's two districts, Center Village and North Village, are National Register listings only: they record what is here without controlling what you do to it. There is no certificate of appropriateness in this town.
  • The 25-foot no-build line. Lancaster's wetlands bylaw sets a 100-foot buffer, a 200-foot riverfront area and a 25-foot no-build zone around wetlands and vernal pools, and the town enforces that inner line in practice. On a lot backing onto water it decides where staging and material can sit.
  • Centuries of coatings on the old stock. A house standing since before 1940 — and in Lancaster some are far older than that — has layers that behave differently from each other. Whether the right answer is washing and recoating or taking material off is a judgement made by testing, not by looking.
  • Porches and entry details. On older New England houses the porch is almost always the first structural element to fail, because it takes rain on horizontal surfaces and traffic on the same boards. Paint on soft porch wood buys a single season.
  • The newer quarter, which has the opposite problem. Sound wood, failed caulk, chalked factory finish on the trim. Caught at the right moment it is prep and two coats.

Lead paint and the age of Lancaster housing

About 62% of Lancaster's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.

How far Lancaster is, and what that means

Lancaster is about 11.2 miles from Northborough — about 25–30 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.

Why Lancaster homeowners hire one company for both

The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.

Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.

One crew, one schedule, one company answering for the result.

Questions

Painting in Lancaster — common questions

How much does it cost to paint a house in Lancaster, MA?

There is no honest flat rate — the price turns on the size of the house, the condition of the existing paint and wood, and how much repair is needed underneath. In Lancaster the median home dates from 1966, and on a house of that age the prep is usually what moves the number rather than the square footage. What we promise is a free on-site visit and a written, itemized, fixed price you can compare line for line against any other quote.

Do you actually serve Lancaster?

Yes. Lancaster is about 11.2 miles from our shop in Northborough, which is normal working distance for us — regular scheduling, no travel surcharge, and we come back for touch-ups without making it a production.

Is lead paint likely in a Lancaster home?

Quite possibly — 62% of the housing in Lancaster was built before 1980, and federal law treats anything built before 1978 as lead-bearing. That means contained prep, HEPA extraction and wet methods instead of dry scraping. Ask any contractor bidding your job how they plan to handle it.

Question not here? Ask it on the phone.

Can you repair rotted wood on a Lancaster home, or just paint it?

We do both. EA Paint & Light Carpentry, Inc. is a painting and light carpentry company, so rotted sills, fascia, soffits, corner boards, clapboard and porch parts get replaced by the same crew, on the same estimate. You do not have to find a separate carpenter and wait.

Are you insured to work in Lancaster?

Yes. EA Paint & Light Carpentry, Inc. is a registered Massachusetts corporation carrying liability and workers' compensation insurance, and we send the certificate before the job starts.
