What we see on Holden houses
Holden was built by the post-war boom and still looks it. The 1950s alone account for 1,470 of the town's 7,188 homes, the 1960s another 940 and the 1970s 830 — three decades that together make up almost half the town. The median structure dates to 1970. If there is a typical Holden job, it is a sixty- to seventy-year-old ranch, cape or colonial on a large lot.
Eighty-seven percent of units are single-family and eighty-six percent are owner-occupied, both near the top of our service area. Holden also spreads: 35 square miles, more land than any town we work in regularly, which means long driveways, mature trees close to the houses and elevations that a truck cannot park beside.
A house of that generation has usually been painted four or five times. The walls are frequently sound — mid-century framing and sheathing hold up well — while the parts that take water have not. Sills, rake boards, the bottom few inches of corner boards and the fascia behind the gutters are where the real work is, and none of it shows from the road.
The town has kept building: 829 homes in the 2000s and 699 in the 2010s, about a fifth of the stock since 2000. Those are different jobs entirely, where the question is caulk and timing rather than carpentry.
What to watch for on a Holden house
- Paint colour, if you are inside one of the two local districts - and Holden is stricter here than almost every town around it. The Holden Center and Boyden Road districts are Chapter 40C districts with their own Historic District Commission, and the bylaw takes no exclusions whatsoever. State law lets a town exclude the colour of paint from review; Holden has not done so, and Paint is one of the alteration categories printed on the Commission's own application form. So a colour change there needs a certificate. Note the local district is much smaller than the National Register district of the same name - National Register listing alone carries no review - so the first question is which one your house is actually in.
- Trim before siding. On a 1950s or 1960s house the siding is often fine and the trim is not. Replacing soft sills and rake boards and then painting costs more on the estimate and less over ten years. Painting over soft wood looks identical on the day and fails within two seasons.
- Shade. Holden is 35 square miles of largely wooded land and most of these houses have had seventy years for the trees around them to grow. A north elevation under canopy stays damp for hours after rain, which is where mildew establishes and coatings lift. Cutting back what touches the wall is part of the job, not an upsell.
- Gutter lines and fascia. On houses of this age the fascia behind the gutter is frequently the first thing to go, because it stays wet and nobody sees it. It is worth checking before the staging comes down rather than after.
Where these numbers come from
- Holden's two Chapter 40C districts, Holden Center and Boyden Road, are governed by a bylaw that takes no exclusions at all - state law permits a town to exclude the colour of paint, and Holden has not - and Paint appears as an alteration category on the Historic District Commission's application form. - The local Holden Center district is substantially smaller than the National Register district of the same name; National Register listing carries no local design review. Town of Holden; National Park Service
- Holden has no historic demolition-delay bylaw and no noise or construction-hours bylaw; its wetlands bylaw sets a 25-foot no-disturbance area, a 100-foot buffer zone, and treats land within 200 feet of rivers, ponds and lakes as presumed important. - The 1950s were Holden's single largest building decade, adding an estimated 1,470 of the town's 7,188 housing units; with the 1960s and 1970s they account for nearly half the stock. US Census Bureau, ACS 5-Year Estimates 2020–2024, Table B25034
- The median Holden typical home dates to 1970, and about 60 percent of units predate 1980. US Census Bureau, ACS 5-Year Estimates 2020–2024, Tables B25035 and B25034
- About 87 percent of Holden's of the stock is houses rather than apartments and roughly 86 percent of households here own rather than rent. US Census Bureau, ACS 5-Year Estimates 2020–2024, Tables B25024 and B25003
- Holden covers about 35 square miles, the largest land area of the towns in EA Paint's regular service radius. US Census Bureau, TIGER land area
- Pre-1978 homes fall under the EPA's lead rule, so paid work that disturbs their paint must be done by a certified firm using contained methods. US Environmental Protection Agency

Lead paint and the age of Holden housing
About 59% of Holden's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Holden is, and what that means
Holden is about 11.3 miles from Northborough — about 25–30 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.
Why Holden homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
