What we see on Sterling houses
Sterling is about as close to a pure single-family town as the county gets: roughly ninety-three percent of its 3,309 units are single-family or attached houses, and close to nine households in ten own rather than rent. Apartments barely register here.
The 2000s were the biggest building decade, adding an estimated 507 homes, and nearly a quarter of the town has gone up since 2000. Those houses are now fifteen to twenty-five years old — the window where the original caulk and the factory finish on the trim give out while the siding is still perfectly sound.
Only about thirteen percent of Sterling was standing in 1939, which is low for this part of Worcester County. The lead question therefore applies to a minority of addresses rather than to most of them, and it is worth establishing which group a house belongs to before anyone talks about method.
the middle of the stock dates to 1977. Between that and the post-2000 quarter, most Sterling work falls into two clear categories: first repaints on newer houses, and second or third repaints on 1970s and 1980s stock where the trim is the deciding factor.
What to watch for on a Sterling house
- The construction-hours bylaw, which Sterling tightened at the 2025 Annual Town Meeting. Permitted work in subdivisions and on ANR lots runs 6:30 a.m. to 7:00 p.m. Monday to Friday and 7:30 a.m. to 4:00 p.m. on Saturday, and is prohibited from 4:00 p.m. Saturday through 7:00 a.m. Monday and on federal and state holidays. It is a reasonable rule, and it means an exterior job here cannot be finished off over a weekend.
- Colour, which is entirely yours. Sterling has an advisory Historical Commission and no Chapter 40C district, so nobody issues certificates of appropriateness. The Sterling Center district is a National Register listing only.
- Builder trim on the post-2000 houses. Finger-jointed casing and composite corner boards fail at the joints and the end grain rather than across the face. An elevation can look entirely sound while the bottom of every corner board is open.
- Sealant at twenty years. On a 2004 house the caulk around windows and at trim-to-siding joints has usually done its work and stopped. Cutting it out and replacing it is slow and invisible, and it is most of what decides how long the new coating lasts.
- Open-lot sun exposure. Sterling has a lot of newer houses on cleared land with little mature shade, so south and west elevations take noticeably more sun than the rest of the building and age faster. Sometimes the cheaper plan is to put those on a shorter cycle rather than repaint everything together.

Lead paint and the age of Sterling housing
About 55% of Sterling's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Sterling is, and what that means
Sterling is about 10.9 miles from Northborough — about 25–30 minutes out. That is inside the radius the whole company is built around: close enough that the crew starts on time, comes back the next day, and can stop by after the job to look at something. Estimates here are free and there is no minimum.
Why Sterling homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
