What we see on Concord houses
Concord is layered rather than dominated. Of its roughly 6,984 homes, an estimated 1,576 predate 1940, about 1,014 came in the 1960s, 975 in the 1970s, 806 in the 2000s, 746 in the 1950s and 648 in the 1980s. Six periods, each substantial, and the oldest is the largest. ACS puts the midpoint at 1967.
That spread is unusual in two directions at once. A quarter of the town is pre-war, which is a high share, and about 20 percent has been built since 2000, which is also high for an established town. Roughly two thirds of the stock predates 1980.
About 72 percent of units are single-family houses and owner-occupancy runs around 76 percent, across 24.5 square miles. That leaves a real attached and rented share, more than the neighbouring towns of similar size, concentrated away from the open land.
For a painter the consequence is that there is no Concord method. A pre-1940 house needs testing, elevation-by-elevation assessment and usually carpentry at the water-holding details. A house from 2006 needs washing, joint renewal and a primer that will bond to a factory finish. Those are different jobs with different timescales, and the only way to know which you have is to look at the building.
What to watch for on a Concord house
- Whether your house sits in one of Concord's six historic districts. These were created by a 1960 special act of the Legislature rather than the usual Chapter 40C route, and unlike most districts near here the Commission does review exterior colour: a change of colour visible from a public way needs a certificate of appropriateness before the first coat goes on. Repainting the same colour is treated as ordinary maintenance and needs no hearing.
- Lead time, if you are changing colour in a district. The Commission considers colours at its scheduled meetings, so a colour change has to be put in front of it before we can start. We would rather build that into the dates at the estimate than have a crew standing still.
- Which era your house belongs to, since Concord holds six of them in quantity. The age sets the method, the sequence and how long we are on site.
- Coating depth on the pre-war quarter, which rarely fails evenly. The sheltered elevation may take a wash and two coats while the weather side has to come back to something sound, and only testing tells you which is which.
- Additions joined to older houses. The original section and a later wing almost never want the same preparation, and treating the building as one surface produces a result that fails in one place and is over-prepared in another.
Where these numbers come from
- Concord's six local historic districts were created by Chapter 345, a special act of the Massachusetts Legislature approved on 2 May 1960, rather than under the later Chapter 40C enabling statute — the design review is binding either way. Town of Concord, Historic Districts Act (Chapter 345, Acts of 1960)
- Inside those districts the Act requires a certificate of appropriateness before a building is "changed as to exterior color features which are subject to view from a public street, way or place" — one of the few places near Concord where paint colour is reviewed at all. Town of Concord, Historic Districts Act, Section 5
- The same Act carves out ordinary maintenance and repair, which is why repainting a building its existing colour does not require a hearing while a colour change does. Town of Concord, Historic Districts Act, Section 6
- Concord's housing is spread across six substantial periods: an estimated 1,576 homes before 1940, 746 in the 1950s, 1,014 in the 1960s, 975 in the 1970s, 648 in the 1980s and 806 in the 2000s. US Census Bureau, ACS 5-Year Estimates 2020–2024, Table B25034
- About 23 percent of Concord's 6,984 homes predate 1940 while roughly 20 percent have been built since 2000 — both high shares for one town. US Census Bureau, ACS 5-Year Estimates 2020–2024, Table B25034
- Roughly 72 percent of Concord's units are single-family houses and owners occupy about 76 percent of them, across 24.5 square miles. US Census Bureau, ACS 5-Year Estimates 2020–2024, Tables B25024 and B25003
- The Census midpoint of construction in Concord is 1967, and about 66 percent of the town's housing predates 1980. US Census Bureau, ACS 5-Year Estimates 2020–2024, Tables B25035 and B25034
- The EPA's lead-safe repair and painting rule covers paid work that disturbs paint in any home built before 1978 — two thirds of Concord's housing. US Environmental Protection Agency

Lead paint and the age of Concord housing
About 66% of Concord's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Concord is, and what that means
Concord is about 17.3 miles from Northborough — about 35–45 minutes out. That is a normal working distance for us and it is free to have someone come and look. The crew is on site for a full day rather than dropping in, which suits whole rooms and whole elevations better than an hour of touch-up.
Why Concord homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
