What we see on Fitchburg houses
Fitchburg has the oldest housing stock in our entire service area. An estimated 7,596 of its 17,744 homes — 43 percent — were standing before 1940, and the Census midpoint of construction is 1950, earlier than any other city or town we cover. Seventy-nine percent of the stock predates 1980.
It is also the most rented. Only about 49 percent of units are single-family and roughly 54 percent of occupied homes belong to the people in them, so nearly half the city is in buildings holding two homes or more and close to half of households rent.
Those two facts together define the trade here. A building with ninety or a hundred years of coatings does not fail evenly, and one with tenants in it needs the work sequenced rather than simply scheduled. Both get settled before the first ladder goes up.
After the pre-war era the biggest additions were about 2,082 homes in the 1950s and 1,749 in the 1960s. Very little is recent: around 1,696 homes since 2000, roughly a tenth of the city. We are almost always working on a building that has been painted five or six times.
What to watch for on a Fitchburg house
- Coating depth on 7,596 pre-1940 buildings. A century of paint applied by different hands over different repairs means the right preparation differs wall by wall, and only a test tells you which wall is which. Deciding once for the whole building is either wasteful or not enough.
- Stairs, landings and porch runs, which on a rented building have waited longest for attention. They are the only parts carrying standing water on flat boards and daily traffic over the same boards, so the timber goes long before any wall does.
- A city where 79 percent of the housing predates 1980. The federal lead rule starts at 1978, so certified containment with collected debris and no open sanding is simply how the work is done here.
- Work near a wetland, where Fitchburg's setbacks are an outright prohibition rather than a matter for negotiation. On a residential property the regulations bar activity within 20 feet of a wetland or vernal pool edge and keep structures and impervious surfaces back 25 feet, and the Commission's discretion runs only towards extending those lines, never relaxing them. They also forbid disposing of construction debris within 100 feet.

Lead paint and the age of Fitchburg housing
Roughly 81% of Fitchburg's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Fitchburg is, and what that means
Fitchburg is about 21.1 miles from Northborough — about an hour out. That is a normal working distance for us and it is free to have someone come and look. The crew is on site for a full day rather than dropping in, which suits whole rooms and whole elevations better than an hour of touch-up.
Why Fitchburg homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
