What we see on Douglas houses

Before 1940: about 761 homes, roughly 22 percent of today's 3,497 and still the largest single group in Douglas. What happened next is the interesting part. ACS records only about 33 homes built in the whole of the 1950s and 192 in the 1960s — in a region where the post-war decades were the busiest on record, Douglas barely took part.

Building resumed in the 1970s and never really stopped: around 344 in that decade, 486 in the 1980s, 662 in the 1990s, 496 in the 2000s, and about 406 since 2010. The result is a town where only 42 percent of the housing predates 1980 and the midpoint is 1987 — one of the latest in our area despite that substantial pre-war core.

It is also one of the most spread out. Those 3,497 homes sit across 36.4 square miles, under a hundred to the square mile, with about 86 percent single-family houses and roughly 84 percent owner-occupied.

For us the town splits into two jobs with almost no middle ground. The pre-1940 fifth needs testing, elevation-by-elevation judgement and usually real carpentry. The three fifths built since 1980 need washing, joint renewal and a coating that will bond to a factory finish. Very little in Douglas sits between those.

What to watch for on a Douglas house

  • A missing middle. Because Douglas built so little between 1940 and 1970, the usual mid-century halfway house barely exists here. Your house is probably either pre-war or post-1980, and those want opposite things.
  • Joints on the newer three fifths. Sealant at the window perimeters and where materials meet has a working life of its own, considerably shorter than cladding, and water that passes it is what eventually brings wood into the discussion.
  • Deep coating history on the pre-war fifth. A century of paint by different hands does not fail evenly, so the choice between washing and taking material back is made per elevation and by testing rather than by eye.
  • Long distances between houses. At under a hundred homes per square mile, most Douglas houses weather with nothing in front of them, and the exposed wall commonly needs attention a cycle before the rest.

How far Douglas is, and what that means

Douglas is about 19.4 miles from Northborough — about an hour out. That is a normal working distance for us and it is free to have someone come and look. The crew is on site for a full day rather than dropping in, which suits whole rooms and whole elevations better than an hour of touch-up.

Why Douglas homeowners hire one company for both

The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.

Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.

One crew, one schedule, one company answering for the result.

Questions

Painting in Douglas — common questions

How much does it cost to paint a house in Douglas, MA?

There is no honest flat rate — the price turns on the size of the house, the condition of the existing paint and wood, and how much repair is needed underneath. In Douglas the median home dates from 1987, and on a house of that age the prep is usually what moves the number rather than the square footage. What we promise is a free on-site visit and a written, itemized, fixed price you can compare line for line against any other quote.

Do you actually serve Douglas?

Yes. Douglas is about 19.4 miles from our shop in Northborough, which is normal working distance for us — regular scheduling, no travel surcharge, and we come back for touch-ups without making it a production.

Is lead paint likely in a Douglas home?

Less likely than in most of the region — 42% of Douglas's housing predates 1980, so a majority of homes here were built after the 1978 rule. It still depends on your specific house, which is one of the first things we establish at the estimate.

Question not here? Ask it on the phone.

Can you repair rotted wood on a Douglas home, or just paint it?

We do both. EA Paint & Light Carpentry, Inc. is a painting and light carpentry company, so rotted sills, fascia, soffits, corner boards, clapboard and porch parts get replaced by the same crew, on the same estimate. You do not have to find a separate carpenter and wait.

Are you insured to work in Douglas?

Yes. EA Paint & Light Carpentry, Inc. is a registered Massachusetts corporation carrying liability and workers' compensation insurance, and we send the certificate before the job starts.
