What we see on Uxbridge houses
Uxbridge carries one of the largest pre-war shares we work with: an estimated 1,718 of its 5,588 homes, about 31 percent, date from before 1940. That is a higher proportion than most of the Blackstone Valley towns around it.
What those dates do not tell you is the shape of the town. Uxbridge covers 29.6 square miles — under 190 homes to the square mile — with about 76 percent of units single-family houses and roughly 81 percent of occupied homes owner-occupied. The old housing here is largely free-standing and owned by the people in it, which is a different job from close-set rented buildings of the same age.
The modern town arrived late. The 1990s were the biggest decade since the war at an estimated 860 homes, the 1980s added 651, and about 1,083 have gone up since 2000. Only 53 percent of the stock predates 1980, so despite the size of the old core the town divides roughly in half on the lead question.
In practice the work splits cleanly. On a pre-1940 house the decision is how much coating has to come off, and it differs by elevation. On a house from 1995 or 2005 nothing has failed except the joints, and the question is whether a new coating will bond to the finish the trim arrived with.
What to watch for on a Uxbridge house
- Uxbridge's local historic district, which is a genuine Chapter 40C district rather than only a National Register listing — but its bylaw excludes "the color of paint" from review in four words, so a repaint there needs no certificate. Like-for-like repair that does not change design, material or appearance is excluded as well.
- The assumption that an old date means a crowded street. Most pre-1940 housing in Uxbridge stands on its own land, which changes staging, access and how the weather has treated each wall.
- Joints on the houses from the 1990s onward, now the largest modern block in town. The sealant at window perimeters and material changes finishes well before any surface does, and water that gets past it is what eventually brings carpentry into the conversation.
- Water, on a lot near the Blackstone or a pond. The Conservation Commission's setback policy treats the 25 feet nearest a wetland as presumptively off limits to construction, which it defines broadly enough to include temporary structures, and reviews the 100-foot buffer case by case. That shapes where staging can stand, so we check it before fixing dates.
Where these numbers come from
- Uxbridge has a genuine local historic district under M.G.L. Chapter 40C, and its bylaw excludes "The color of paint" and "The color of materials used on roofs" from the Commission's review — so a repaint inside the district needs no certificate. Lead paint and the age of Uxbridge housing
About 53% of Uxbridge's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Uxbridge is, and what that means
Uxbridge is about 18.1 miles from Northborough — about an hour out. That is a normal working distance for us and it is free to have someone come and look. The crew is on site for a full day rather than dropping in, which suits whole rooms and whole elevations better than an hour of touch-up.
Why Uxbridge homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
