What we see on Wellesley houses
Wellesley has the earliest housing midpoint of anywhere we work: 1954. An estimated 3,170 of its 9,400 homes — a full third — were standing before 1940, and another 925 arrived in the 1940s. Add the 1,265 from the 1950s and well over half the town was finished before 1960.
It is also dense for a town rather than a city: 9,400 homes on 10 square miles, around 940 to the square mile. About 86 percent are single-family houses and roughly 84 percent are owner-occupied, so this is mostly whole houses for the people living in them, on lots that are close enough together for staging and containment to matter.
At the other end, building has picked up sharply. ACS records about 910 homes from the 2010s and another 314 since 2020 — meaning roughly one home in eight here is younger than this century even though the midpoint is 1954. Seventy-four percent of the stock still predates 1980, the highest share in our service area.
A house that has stood since the 1920s or earlier carries the deepest paint history we encounter, and it does not fail evenly. The sheltered elevation may take a wash and two coats while the weather side has to come back to a sound surface. We test rather than decide for the building, because that single judgement is most of what the number depends on.
What to watch for on a Wellesley house
- 3,170 houses standing since before 1940, a full third of Wellesley and the largest pre-war share in our area. Those carry the deepest coating history we encounter and they do not fail evenly.
- 940 homes to the square mile on ten square miles, while still being 86 percent single-family houses. The next wall is usually within a ladder's length, so staging and wash-water routing are settled at the estimate.
- A town whose midpoint is 1954 and which has still added about 1,224 homes since 2010. Two opposite kinds of work exist side by side here, and the street will not tell us which one you have.
- Wellesley's hours bylaw, which is stricter than any other town we work in. Article 49.31 permits outdoor construction and home improvement only Monday to Friday 7 a.m. to 7 p.m. and Saturday 8 a.m. to 7 p.m., and prohibits it on Sunday. It covers delivering and collecting equipment as well as the work itself, so it shapes the whole schedule rather than just the painting day.
- Colour, if your house is in one of the historic districts. Wellesley is the only town near here that neither reviews colour outright nor exempts it flatly: the bylaw exempts paint colour provided it does not cause substantial derogation from the purpose of the bylaw and is in keeping with accepted aesthetic standards. Repainting the same colour sits outside the question entirely, which is the safe route if you want no discussion.

Lead paint and the age of Wellesley housing
Roughly 74% of Wellesley's homes predate 1980, so on most jobs here the age of the house decides how the work runs before anything else does. Federal law treats housing built before 1978 as lead-bearing, and disturbing paint in one means contained prep, HEPA extraction and wet methods rather than dry scraping. It is slower and it is not optional. Ask any contractor bidding your job how they intend to handle it — the answer tells you a great deal.
How far Wellesley is, and what that means
Wellesley is about 18.6 miles from Northborough — about an hour out. That is a normal working distance for us and it is free to have someone come and look. The crew is on site for a full day rather than dropping in, which suits whole rooms and whole elevations better than an hour of touch-up.
Why Wellesley homeowners hire one company for both
The single most common way an exterior job in Central Mass goes sideways is discovering rot after the staging is up. Then you are calling carpenters, waiting three weeks, paying two mobilization fees and watching the weather window close.
Because EA Paint & Light Carpentry, Inc. is set up for light carpentry as well as painting, that whole detour disappears. The soft sill, the split clapboard, the blown-out corner board — found at the estimate, priced at the estimate, repaired by the same crew that paints it.
One crew, one schedule, one company answering for the result.
